When a floor needs stripping, not buffing
Floor finish is sacrificial. It is meant to take the abuse so the tile underneath does not, and it wears out. Buffing revives the top coat while there is still a top coat to revive. Once traffic has cut through to bare tile in the doorways, or the finish has yellowed and gone cloudy, buffing just polishes the damage.
The tell is usually the pattern. A floor that is bright in the corners and grey down the middle has lost its finish where people walk. No amount of machine work brings that back, because there is nothing left there to shine.
If you are not sure which one your floor needs, ask. Talking you into a strip job you do not need would cost us the maintenance work that follows, which is worth more.
How we do it

We move what can be moved and mask what cannot: baseboards, thresholds, anything the stripper would eat.

Stripper goes down and sits. It has to dwell long enough to soften every coat, and rushing this is why most strip jobs come back grey.
- 03
We agitate with a swing machine, then wet-vac the slurry off. That black water is the old finish leaving.
- 04
Two rinses, then a neutraliser. Finish will not bond to a floor with stripper residue in it, so this step decides whether the shine lasts a year or a month.

Four to five coats of finish, each one dried before the next. Fewer coats is faster and looks fine for a fortnight.

We put the room back the way we found it.
Downtime, and what it costs
This is the slowest service we offer, and there is no honest way around it. Finish has to cure between coats. Plan on the area being closed overnight, which is why almost every strip and wax we run starts after close and finishes before open.
Priced by square footage and by how many coats are coming off. A floor stripped two years ago and one that has never been stripped are different jobs at the same size. We walk commercial spaces before quoting.
Once it is back to a good baseline, a scrub and recoat once or twice a year keeps it there for a fraction of what stripping costs. Ask us to price both and the maths usually favours the schedule.
